Chiang Mai, Thailand: a digital nomad guide – Goats On The Road

Chiang Mai is well known among the digital nomad community for its cheap lifestyle and fast internet connections. We had been hiking in Thailand and Southeast Asia for a while and we were looking for a place to base ourselves so we could focus on some work. As we were in the area it seemed like the perfect choice so we based ourselves there for a month and it turned out to be exactly that.

In this digital nomad guide to living in Chiang Mai, we’ll cover all the essential knowledge you’ll need to move there, including accommodation options, what you can expect from internet speeds, things to do in Chiang Mai, coworking space options and networking opportunities.

Accommodation in Chiang Mai

Depending on the length of your stay in Chiang Mai, several options are available to you. Basically, if you plan to stay less than 3 months, your best bet is to negotiate a daily rate directly with a serviced apartment building (that’s what we did). However, if you’re planning to settle in for 3 months or more, there are plenty of short-term apartment rentals to choose from – you’ll be hard-pressed to find somewhere willing to sign a lease for less than 3 months.

Serviced apartment at daily rate

There are big advantages to choosing this type of accommodation. Firstly, you’ll get daily housekeeping included, but you can almost certainly negotiate a lower rate to have this only done every other day, or 3 times a week like we did. Second, all your bills will likely be included in your room rate, including Wi-Fi.

img_2307

Expect a spacious, air-conditioned studio with a private bathroom, small kitchenette, TV and balcony for somewhere in the area $15 to $25 per night depending on the building and area.

The place we got included a small table and chairs so there was a place to work, a kettle, microwave and fridge/freezer in the small kitchen, and a TV with lots of English speaking channels (including an excellent movie channel).

There was also full-time security on site, parking, shared washing machines and water stations. If all that doesn’t bother you, there are older, more basic buildings with smaller rooms that may be lower.

Short term apartment rental

It’s best to find an apartment to rent in Chiang Mai long term once you actually arrive. So book a few nights in a hotel, then arrange viewings with a few local real estate agencies once there. Facebook rental groups also tend to have good deals and can be a great place to look as well.

But there are many that are very reputable, simple and free for tenant real estate agents in Chiang Mai. Just send them a quick email explaining what you’re looking for and they’ll arrange viewings, transport you, and sort out all the paperwork.

Here are some real estate agent options that have good reviews:

  • Perfect houses
  • Open real estate
  • Chiang Mai House

Since 2026, a one-bedroom apartment usually works $300 to $500 per month in popular nomadic areas like Nimman or the Old Town, with basic studios available nearby $150-250 further away, and nicer condos with higher pools.

It was a few years ago now, but some of our friends rented an amazing place for 6 months for $480 a month with a gorgeous kitchen and pool included – you can check it out here.

We know someone else who For years ago, I rented a more basic but still fantastic rooftop apartment with a year lease for $200 a month. If you want to rent for a longer term and are also willing to pay a few months up front, you’ll have a lot more negotiating power. You can also rent entire 2/3/4 bedroom houses outside of town for prices similar to what you’ll get for apartments in THE town if you don’t mind being further away.

Bills (electricity, water, internet) will not be included in your rent and you will have to pay them separately at approximately £120 per month depending on how much electricity (i.e. air conditioning) you use and your choice of internet – more on that to come.

Best Location Options in Chiang Mai

  • Chiang Mai Old Town

You’ll be in the center of the action here, with endless Western restaurants and nightlife options, but accommodation prices tend to be higher.

  • Chang Khlan region

This area is about a 15-minute walk southeast of the Old Town, and while it’s less modern and has a few seedy bars, it’s still safe. Accommodation is generally cheaper and there are plenty of cheap street food and restaurants.

  • Nimmanhaeman Road area

This area is northwest of the old town and is where the cool kids hang out. There is a large expat crowd with many cafes, western restaurants, a huge shopping center with a cinema and many coworking spaces. This is one of the most expensive areas of Chiang Mai to rent.

  • Chang Clan

Just north of the Old City is the Chang Puak district. Close to a large university, there are a large number of students here. Accommodation is cheaper and again there are plenty of cheap street food and restaurants. This is the area we stayed in, 25 minutes walk from the city center and 5 minutes walk from a large supermarket.

Getting around Chiang Mai

Tuk tuks and songthaews (red trucks) remain common for short trips around $3, and Grab is now widely used for rides and food delivery. For regular transport, rent a scooter runs approximately $70-90 per month including basic insurance, gasoline remaining cheap. CityGlide is a reputable company that we recommend that offers a variety of bikes.

Your best option if you’ve been living in Chiang for a few months or more and need daily transportation is to buy a motorcycle and sell it when you leave. Depending on your budget, you can either buy a new one or buy a used one. There are second-hand bike markets in Ruem Chok on Saturdays and in San Patong on Sundays. You can also post your used motorcycle request on Chiang Mai Facebook groups and you will get plenty of suggestions – more on that later.

If you buy second hand make sure you take someone with you who knows what they are doing, there is procedures you will need to follow to register the bike after purchase. There are also Honda and Yamaha dealerships in the Old Town. If you don’t need daily transportation, simply rent a motorcycle for a few days at a time to take you on your adventures like we did.

img_2305

Internet Speeds in Chiang Mai

You have free WiFi in the serviced apartments, but it may be a little slow depending on your needs. The one we had was a bit hit and miss, but worked better when we put the pieces together on a router. Of course, you’re sharing the connection with other people, so it will be slower if more people use it. Your best option, like we did, is to work in a coffee shop or coworking spaceespecially if you want to upload or download anything.

If you are renting an apartment in Chiang Mai and planning to work from home, a personal broadband installation is readily available. There are a number of providers that will provide you with a fast and reliable connection, up and running within days for around $20 per month.

Because it depends on the area you are in and the provider you are covered by, your best option is to just ask your landlord or real estate agent, but most people we know in Chiang Mai currently use SINET.

img_2299

SIM card options

It is very easy to get a SIM card in Chiang Mai, you can easily pick it up at the airports or at the many 7-Elevens dotted around the city. Pay-as-you-go plans are usually free or you can get monthly plans for around $15 per month. Again, there are many providers, but the most popular are AIS, TrueMove, and DTAC.

Coworking spaces

The majority of them are clustered around the Old Town or Nimmanhaeman Road area and prices vary depending on internet speeds and facilities. For a top-notch property open 24 hours a day, with super high-speed internet access, free refreshments, a gym and swimming pool, you’ll pay a monthly fee of around $100-150 per month.

Word space remains one of the most established options in Chiang Mai, alongside newer open spaces in Nimman and Old Town. Monthly subscriptions for a well-equipped space with fast internet generally cost between $110 and $160 per month, with day pass for around $10 available in most locations for flexibility.

There are also hundreds of coffee shops all around Chiang Mai that have decent connections and where you can work a few hours for the price of a few coffees.

img_2306

Networking opportunities and making friends

With such an established digital nomad community, there are plenty of opportunities to meet like-minded people in Chiang Mai. Be sure to join the friendly Facebook groups “Chiang Mai Digital Nomads” and “Farang (foreigner) Community Chiang Mai”.

There are often numerous events where various entrepreneurs and bloggers speak on a variety of topics, from writing eBooks to monetizing your blog. There is plenty of free useful information and valuable contacts to make in Chiang Mai.

Food and beverage costs

The cheapest way to eat in Chiang Mai is to frequent the many street and market restaurants. There is also There are many stands offering takeaway meals only. This is mainly how we ate in Chiang Mai and we ate well. Average dishes cost between $1 and $3.

Western food is widely available, but at prices closer to home country rates. If you are vegetarian or vegan, the choice is vast. In the old town there are entire streets specializing in these dishes. Be sure to check out the Sunday market in Chiang Maiit’s a great place to find affordable and delicious food. You will also find many souvenirs and clothing.

img_2296

Large supermarkets, usually Tesco Lotus, sell anything and everything, although the produce is more expensive and we found it cheaper to eat out than to cook. We found, however, that these are the cheapest places to buy beer and wine and we could buy a case of 24 beers for around $25. Be warned: the law prohibits you from buying alcohol in supermarkets between 2 p.m. and 5 p.m., so plan your shopping around this if you’re buying your beers for the weekend.

Examples of costs (2026):

  • Local beer in a bar: $2
  • Cappuccino: $1.50-2.50
  • Liter of milk: $1.50
  • Loaf of bread: $1.50
  • A dozen eggs: $1.80
  • Kg of bananas: $1.20
  • Mid-range bottle of wine: $15

Health and Fitness Options

There are many gyms and fitness studios available in Chiang Mai. Prices start at around $2 per session or $30 per month. There are also many yoga studios and martial arts classes, including Thai boxing. Of course, there are many massage places offering a range of relaxing treatments. ents throughout Chiang Mai for $5-8.

You can also consult Mahasiddha Yoga for certain courses, workshops and retreats. They are located at 49 Chang Lor Rd T. Haiya Mueang Chiangmai, Paris 50100, Thailand and are open Sunday to Saturday, 8 a.m. to 10 p.m.

It’s also worth being honest about something that isn’t talked about enough in digital nomad circles: burnout. Constantly moving around, working across different time zones, and never really switching off can catch up with you. When this happens, you may end up feeling tired even after a day off, the places you find yourself in may no longer be exciting, or even feeling isolated despite being surrounded by other nomads can be quite common.

For most people, it’s just a matter of slowing down, establishing a routine, and finding community. But if it goes beyond that and becomes something more serious, be aware that Chiang Mai is also home to The Dawn, a Rehabilitation center in Thailand which runs a program dedicated specifically to professional and executive burnout.

Entertainment options

With such a vibrant and diverse community in Chiang Mai, there are plenty of entertainment options. There are several night markets that take place around the city most evenings of the week and are great for shopping for clothes and food.

Thai boxing fight nights take place regularly, just make sure you are attending a real competition and not one of the “fake” ones organized for tourists. And the Maya Mall has a great cinema with all the latest English films and offers discounted options on Wednesday evenings.

img_2302

You will invariably find yourself at some point at the popular late night bars ‘Zoe in Yellow’ and ‘Reggae Bar’ enjoying a few Samsong rums and cokes. However, Chiang Mai is not a late night city and even these later bars are closed at midday due to strictly enforced regulations. There are underground bars behind the shutters that are open all night, but watch out for police raids as they are against the law.

Around Chiang Mai

Nestled in the center of northern Thailand, Chiang Mai is also a great place to explore the surrounding area on your days off. Chiang Rai and its magnificent White Temple and wonderful hiking trails are definitely worth a visit, as are the intriguing “Sticky Waterfalls” and the magnificent “Grand Canyon” – more information on these here.

If you have a few more days to play, another great way to explore the picturesque countryside around this part of Thailand is to rent a motorbike and ride the 370 miles through the incredibly scenic western mountains to Pai, Mae Hong Son and back. There are many things to do in Paiso make sure you stick around for a while.

You’re only a few hours’ bus ride from both sides of the Laos and Myanmar borders if you fancy a trip to either, but with Chiang Mai Airport so close, you’re also a few hours’ domestic flight away to the rest of Southeast Asia.

img_2304

Visa requirements

In May 2026, Thailand dropped its 60-day visa-free entry, and what’s more, border cycling is now actively discouraged by immigration.

Today, the main path taken by digital nomads is Thailand Destination Visa (DTV):

  • A 5-year multiple-entry visa allowing stays of up to 180 days per entryextendable once for an additional 180 days at a Thai immigration office.
  • Requires proof of at least ฿500,000 (~$14,500) held in savings for at least 3 months before applying.
  • Requires proof of remote income outside Thailand (employment contract, freelance client agreements or business registration)
  • Must be applied for through the Thai e-Visa portal while physically out Thailand.
  • Requires filling out a Thailand Digital Arrival Card (TDAC) within 72 hours of arrival
  • If you are a tenant, your landlord is required to file a TM30 form upon arrival and address reporting is required every 90 days

This has changed significantly from how it worked previously, and the consequences of overstaying can now result in complete blacklisting). So check your specific situation and directly with the official Thai e-Visa Portal or an immigration attorney before traveling for the most up-to-date information.

img_2301

Just a few things to note:

  • Chiang Mai is experiencing a period of significant smoke/pollution agricultural burning, generally February-April – it’s worth timing if you’re sensitive to air quality and checking current air quality index reports before booking.
  • High season remains December-Februarywith good apartments harder to find from around November onwards.

If you’re trying to find a base to set up as a digital nomad, Chiang Mai should definitely be at the top of your list of considerations. It’s much slower paced than the frenetic capital Bangkok, and it’s modern and convenient, with access to good healthcare if needed. It’s a beautiful city with so much to do and is the perfect option for people who want to experience a great lifestyle while traveling. cheap budget.
