Ben Affleck is in talks to direct a feature film for DC

Using contextual clues, I'd say that means his time as Batman is just as over as Henry Cavill's as Superman, the difference being that Ben Affleck may well be back to direct a movie of DC superheroes.

This isn't the first time he's planned to direct a DC movie. The Oscar winner was also set to direct his own standalone Batman film, which he described as focusing on the "world's greatest detective" side of The Batman. He ultimately couldn't find a script he liked and ended up handing over the reins to Matt Reeves who made his own version of it as a total spinoff of the established DCEU.

Affleck is a pretty phenomenal director. “Argo,” “Gone Baby Gone,” and “The Town” all stand out as the work of a confident storyteller who knows how to focus on character first.

As far as the "good project" goes, it sounds like Gunn really wants Affleck on board, so he knows what a win it would be for the new and improved DC Cinematic Universe. What could this good project be? How crazy would it be if Affleck directed his Batman movie after all, just without having to put on the balaclava as well?

This is a time of change for the DCEU. We don't know if this change will be for better or worse, but it's clear that Gunn and Safran are aiming to disrupt DC's status quo. However, it turns out to be an exciting time.
